Happy Halloween & Fox Management Group Owes OVER $1,500! (#295)

I did two posters for our doors for Halloween. This is the "kinder / gentler" one.

Friday's total for Fox Management Group's still-unpaid bill from July, 2008 (over a year ago, now!)...$1,512.46 from an original $75!
They've broken the $1,500 level!
Now that the 1% per workday cumulative late fee is over $15, it's really starting to mount up, at a rate of $75+ a week!
It's over 290 (two hundred ninety) late charges, and now the amount (with late fees) is over 19 times the original bill...
Is that just pitiful, or what?
I hope for her sake that Mara's better with her library books and DVD rentals! ;-)

They've broken the $1,400 level!
Now that the 1% per workday cumulative late fee is over $14, it's really starting to mount up, at a rate of $70+ a week!
It's over 290 (two hundred ninety) late charges, and now the amount (with late fees) is over 19 times the original bill...
Is that just pitiful, or what?
I hope for her sake that Mara's better with her library books and DVD rentals! ;-)

Fire Extinguishers UpDated! Fox Management Group Owes OVER $1,400! (#292 & 293)

Mara proved me correct, and herself wrong, again!
As I pointed out in the previous entry...
Fire extinguishers to be inspected.
Over a year ago, the fact I had to let the inspector in triggered the whole Fox Management Group Owes... mess.
As it stands now, Fox has been derelict for over three months in getting the recertification done.
It'll be interesting to see how the inspector gets in...
Well, the inspector showed up bright and early, and a Board Member had to let him in and show him around, since the inspector didn't have a key...

The Minutes (2) & Fox Management Group Owes OVER $1,400! (#291)

From the Minutes...
New Business
Fire extinguishers to be inspected.
Over a year ago, the fact I had to let the inspector in triggered the whole Fox Management Group Owes... mess.
As it stands now, Fox has been derelict for over three months in getting the recertification done.
It'll be interesting to see how the inspector gets in...

New tenants in '60 2W, paying $925 per month...
Why are we being told this?
Is it because the previous owner defaulted and the Condo Board is now in possession of the unit?
Several units are rented out by owners.
We've never been told the rental rate for ANY of them!
Curious!
'58 basement floor to be cleaned, assessed for any cracks and / or repairs.
What Eddie doesn't say is that it's the floor of his $10-a-month living space, not the '58 laundry room!
Another Eddie Foss "lie by omission".

Hallways-Painting to be scheduled.
Why?
Unless another Board member is planning to cut-and-run, there's no need to do this sort of cosmetic work at this point!
(In point of fact, the work was done [shoddily] shortly after the meeting!)

Delinquencies-Discussed and action to be taken as needed.
Interesting use of the plural, eh?
Considering we know two of three Board members have been delinquent in the past, and considering two of three (if not all three) Baord members are under-employed or unemployed, how much do you want to bet that current "delinquencies" include one or more of the Board?

The Minutes & Fox Management Group Owes OVER $1,400! (#290)

The assessment arrived (late), and so, astonishingly, did the minutes for the Sept. 30th Board meeting, with the usual Orwellian "lies by omission" and total fabrications. I'll be delineating several of them over the next few days.

Running thru them one-by-one...
Old business
Minutes of last meeting reviewed and accepted.
By doing so, financial aid manager Diego Arce and business analyst Carol Krengelis have implicated themselves in art therapist Eddie Foss' libelous statements about B.
Mara Feldman Fox had already made herself an accomplice by disseminating the libelous statements, and Diego and Krengelis' approval of the lies has made them accomplices as well.

Backflow plumbing issue--resolved by owners in front '60 units.
Actually, only we had anything to do with it.
No other unit was inconvenienced.
Another
Fox-Foss "lie by omission."
Building foundation repaired and sealed. Potential future issue on north wall--will watch to see if snow buildup wil cause leakage.
Curious how they didn't mention the south and west walls (the ones backing only Eddie's $10-a-month basement living space), for which the bulk of repairs (and billing) were done!
Another Fox-Foss "lie by omission", giving the impression that all three walls were repaired.
Basement lights still being left on chronically by an irresponsible person.
The same irresponsible Ed-iot who manipulated the Board into turning down an $1,800 a year deal in favor of a $120 a year deal that benefited only him?

Repairs (3) & Fox Management Group Owes OVER $1,400! (#289)

Workers from Enterprise are here again, doing tuckpointing and fixing the window exteriors to correct matters I detailed here.
They are NOT doing any foundation repair work, as they did for Eddie's $10-a-month basement living space.
Interestingly, one of the workers read my notices and had several questions about Fox Management.
I answered honestly, and he seemed appreciative for the info.

The assessment arrived (late), and so, astonishingly, did the minutes for the Sept. 30th Board meeting, with the usual Orwellian "lies by omission" and total fabrications.

Unneeded Painting (5) & Fox Management Group Owes OVER $1,300! (#281)

Curiously, early Friday, a new flyer went up in the lobbies stating the lobbies and hallways will be painted starting Monday!
Why?
My theory: one of the Board is looking to sell.
The last time any work was done on building cosmetics, a Board member sold her unit (at a $50,000 loss) and bailed.
Here's an additional theory...Eddie wants his $10-a-month basement living space painted, but the only way to hide the cost is to have ALL the common areas painted!
Interestingly, the gates were painted Monday, adding to the theory that one of the Board is planning to sell and wants to increase "curb appeal"!
But...which one?
The '60 painting (except for trim) is done, and they're doing '58 today.
I'll be waiting to see if they do Eddie's $10-a-month basement living space as part of the package.
The workmen are doing the 1st Floor & Lobby.
Eddie's nowhere in sight.
Since he's too paranoid to give the keys to his $10-a-month basement living space to anyone else, perhaps he won't get it done...today!

Board Meeting (3) & Fox Management Group Owes OVER $1,200! (#276)

The last of the e-mail relating to the September 30th Board meeting...
To graciously accommodate Mara Feldman-Fox's stated Special Needs, we will break the Addendum into three sections...
Section 3: The Matter of the Minutes...
I mentioned that we had not received the July 2009 Minutes in several e-mails to both the Board and their servant, Mara Feldman-Fox...

July 24th...
"Surprisingly, Mara actually managed to send the assessment notice before the 20th! (First time in over a year!)
But, as I predicted, Eddie failed to provide the minutes for the July Board meeting in a timely manner, so it'll be almost Labor Day before we find out the fate of the vote for the '58 basement space.
Could he be stalling because the Board finally came to it's senses and realized they desperately need the money M would pay?"

August 9th...
"I had such high hopes for you.
You actually managed to deliver the assessment bill before the 20th for the first time in almost a year (even if you didn't include the July 2009 meeting minutes, but I expected that!)"

In neither case did Mara Feldman-Fox OR any of the Board members (Secretary & art therapist Eddie Foss, President & business analyst Carol J Krengelis or Treasurer & financial aid manager Diego Arce) cc'd mention that the Minutes had, in fact, been sent out!

On August 11th, I asked...
"PS: When's the next Board meeting?"

Mara DID respond the next day...
"The next Board of Directors meeting is scheduled for Wednesday, September 30, 2009 at 6:30 pm."
She DID NOT mention that the info about the meeting was, in fact, in the Minutes sent out in July!
Considering I was asking about info readily available on the Minutes AND had mentioned in ALL my other correspondence that Mary and I had not received the Minutes, a conscientious (and honest) property manager would have said something like "Do you need a copy of the minutes?"
Mara Feldman-Fox...didn't.
Surprised?

Her (deliberate?) failure to provide information is, I believe, yet another in a long line of examples of Fox Management and the Board dealing in "lie by omission".

I emailed Mara...
"Have the enclosed July 2009 Board Meeting minutes been distributed to Claremont unit owners?
If so, when?"

I received a rather terse response less than a day later...
"Minutes were mailed along with the August or September assessments."

So I e-mailed back...
"You're not sure which mailing, eh?
Interesting...
How do you bill for work performed if you don't keep records?
At any rate, it's curious we didn't receive it in either mailing...almost as if you were embarrassed by it, or didn't want us to see it.
After reading it, I can understand why..."
I have, as of this date, yet to hear back from Mara.

Indeed, considering the libelous contents of the Minutes written by art therapist Eddie Foss and facilitated by Mara Feldman-Fox, it's obvious why she failed (deliberately?) to send us a copy and failed to respond to statements that we had not, in fact, received them!
Seems to be the usual "lie by omission" MO, eh?

And, in the Minutes I note you failed to provide the unit owners the ACTUAL terms to the deal you turned down because it would probably make financial aid manager Diego Arce and business analyst Carol J
Krengelis either look like financially-inept fools or that they were deliberately committing an act of fiscal malfeasance to benefit a fellow Board member. (I, of course, did a mailing "filling in the
gaps" on this matter for the Unit Owners)
Instead, art therapist Eddie Foss created a libelous fantasy of a dangerous criminal living in the building!
Even THAT doesn't explain why a deal offered by the "dangerous criminal's" innocent spouse would be refused, unless the Board believes in the un-American concept of "guilt by association" (not to mention "guilty until proven innocent" in regards to the so-called "dangerous criminal" himself, because I don't remember being brought to trial on ANY charges).

And you wonder why we don't trust you...

Board Meeting (2) & Fox Management Group Owes OVER $1,200! (#275)

Today: Board Meeting E-mail 2 of 3...
To graciously accommodate Mara Feldman-Fox's stated inability to read long documents, we will break the Addendum into three sections...
Section 2: The cost of recent repairs to the foundation of '58
We believe you'll attempt to lump ALL the recent repair work for Eddie's $10-a-month basement living space as well as the '58 & '60 Laundry Rooms together as one lump sum when it is presented at
the Board Meeting and in the Minutes.

However, since the '58 Living Space work was done by Streich Corporation, a noted (and expensive) waterproofing and leak-repair service, and the Laundry Rooms work by a no-name (and probably
unlicensed) handyman with a corresponding cost difference...
As unit owner M's authorized representative, I officially ask what the cost breakdown is, specifically,
How much did Streich bill for ONLY the Eddie $10-a-month '58 living space work?
How much did the no-name handyman bill for the two Laundry Rooms?
And, oh yes, how much was the excavation and filling-in work (by Enterprise, I believe) to allow Streich access to the foundation to repair the exterior of Eddie's $10-a-month living space?
