Board Elections (8) Krazy Krengelis (18) & Fox Management Group Defaults, OWES OVER $4,400! (#405)

As we had mentioned, we received the election material, and surprisingly, a set of woefully-incomplete financials...
M e-mailed Mara...

I note the incomplete financials are included.
Will an updated version be sent after the Board meeting?
Two questions:
1) Where did the additional income in Miscellaneous Income come from? Ed Foss' rental of his basement space accounts for $120.
What's the source of the remainder ($850)?
2) How can the amount for assessments collected be higher than the budget (by $391)?

Please note that I am not voting, (or allocating my vote to any member of the Board for their use) as I believe the election does not follow proper procedures and you have kept me from participating as a
candidate by deliberately not providing needed information.
Therefore any election results cannot legally be considered "unanimous".

Also, we received the phone bill, and it clearly shows B made two calls of two minutes' duration each to your phone number on Feb. 28, 2010 at 8:48 pm and 9:06 pm.
Your spurious claim that he only made one call, not two calls is therefore refuted.
Do you need a scan of the bill?

In reply to financial questions:
1.  The additional miscellaneous income is from late fees collected and demand letter fees collected.
2.  As the financial statements are on a cash basis, assessment income may vary from budget is unit owners either pay in advance or a unit owner that was past due in 2008 paid the past due assessment and then current assessments in 2009.
Those phantom late fees ARE a money-maker, as credit-card companies well know!
And, I'm looking over the financials for 2008 as well, and something about Mara's claim as to the source doesn't ring true...

Had an interesting confrontation with business analyst / Board member Carol J Krengelis last nite.
But, I'll let the email I sent afterward explain...

Just curious as to why you just publicly claimed I'm "vandalizing" your bicycle and that I "hate" Board members?

What, exactly, is the "vandalism" you claim has been done?
If there is "vandalism", why haven't you filed a police report?
Do you even known what the definition of "vandalism" is? (We know Eddie doesn't, but I expected better of you.)
And, if there is "vandalism", what makes you think I did it?

Please, I beg you, present your evidence!

Plus, what makes you think I "hate" Board members?

Make your case, kid!

In other news...
Monday's total for Fox Management Group's still-unpaid bill from July, 2008 (almost two years ago!)...$4,517.17 from an original $75!
They've broken the $4,500 level!
Now that the 1% per workday cumulative late fee is over $45, it's really mounting up, at a rate of $225+ a week! That's triple the amount they originally owed!
It's MORE THAN 400 (FOUR HUNDRED) late charges, and now the amount (with late fees) is almost 54 times the original bill...
Is that just pitiful, or what?
I hope for her sake that Mara's better with her library books and DVD rentals! ;-)
Personally, I think she's a terrible role model for her kids, demonstrating financial irresponsibility (not to mention arrogant stupidity) as being a good thing!

Unannounced Water Turn-Off (4) & Fox Management Group (#240)

After I emailed the text of yesterday's blog to Mara, I received this response...
In the future, if you feel that there is an emergency situation, please call the office and follow the instructions to have us paged.
I responded...
Mara: I was with Pham when he called your office number on Saturday.
When he tried to use the "page" feature, it said the service was "not available"

Interesting.
How many other services "provided" by Fox Management are "not available"?

Wednesday's total for Fox Management Group's still-unpaid bill from July, 2008 (a full year ago, now!)...$874.22, from an original $75!
Now that the 1% per workday cumulative late fee is over $8, it's really starting to mount up, at a rate of $40+ a week!
And, it's over 200 (two hundred) late charges, now the amount with late fees is over 10 times the original amount, and over a full year...
I hope Mara's better with her library books and DVD rentals! ;-)

Unannounced Water Turn-Off (3) & Fox Management Group (#239)

The hot water was finally restored Monday afternoon.
Of course, the fact that the only person with a key to the boiler room (Board member / art therapist Eddie Foss, whose $10 a month Secret Apartment links to the boiler room) didn't return home until late Sunday, and probably didn't try to shower until almost midday Monday had absolutely nothing to do with the timing.
Absolutely nothing.
Seriously.
We can't prove a thing.
Really.
The timing was TOTALLY coincidental!
And, we must ignore the fact that both Fox Management & the Board were alerted to the problem no later than midday Saturday by several people!
Yet, NOTHING was done until it apparently personally affected Eddie Foss!
As Mr. Spock would say..."Fascinating!"

Now that the 1% per workday cumulative late fee is over $8, it's really starting to mount up, at a rate of $40+ a week!

Unannounced Water Turn-Off (2) & Fox Management Group (#238)

I sent this note to Fox & the Board around 11:30 last night...
Fox Management & the Board:
I had such high hopes for you.
You actually managed to deliver the assessment bill before the 20th for the first time in almost a year (even if you didn't include the July 2009 meeting minutes, but I expected that!)
And then you go and do this...
First, you DON'T post a notice about the Aug 7th 8am water turn-off until 6:30am of the SAME DAY (Aug 7th)!
Then, the hot water goes out (if it ever, in fact, came on) the next morning, Saturday, Aug 8th!
You were informed of this on Saturday, Aug 8th, by phone, by at least two people (Pham and the Board member he spoke to), if not more!
Now, as of 11:30pm on Sunday, August 9th, there's no hot water, no return phone call to Pham, no notice posted as to when the hot water will be restored.
And, the odds are that there will be NO hot water for those of us who
have to shower before going to work on Monday morning (if not later)!
Pitiful.
Is there ANYTHING you can do RIGHT?
And, of course, there was NO hot water this morning!

Unannounced Water Turn-Off & Fox Management Group (#237)

A notice about the condo's hot water being turned off today between 8am-2pm was posted on the floor of the lobby early this morning!
So anyone who hasn't wandered down to the lobby and wants to take a show is gonna get a surprise!
Typical Fox Management Group & Claremont Condo Board efficiency!

Friday's total for Fox Management Group's still-unpaid bill from July, 2008 (a full year ago, now!)...$848.52, from an original $75!
Now that the 1% per workday cumulative late fee is over $8, it's really starting to mount up, at a rate of $40+ a week!
And, it's over 200 (two hundred) late charges, now the amount with late fees is over 10 times the original amount, and over a full year...
