Fox Management Group Defaults, OWES OVER $27,000! (#587-588)

Thursday's total for Fox Management Group's still-unpaid bill from July, 2008 (two years ago!)...$27,505.21 from an original $75! 
Friday's total for Fox Management Group's still-unpaid bill from July, 2008 (two years ago!)...$27,780.26 from an original $75!
They've broken the $27,000 level!
Now that the 1% per workday cumulative late fee is over $270, it's really mounting up, at a rate of $1350+ a week! That's more than fourteen times the amount they originally owed!
It's over 550 (FIVE HUNDRED FIFTY) late charges, and now the amount (with late fees) is over 300 times the original bill...
Is that just pitiful, or what?
I hope for her sake that Mara's better with her library books and DVD rentals! ;-)

Is that just pitiful, or what?

Assessment Increase & Fox Management Group Defaults, OWES OVER $26,000! (#583-585)

Due to an amazing last-minute flood of business at our on-line store, we haven't posted in several days.
With the Christmas rush (unfortunately) over, we'll be getting back to a normal schedule...

The assessment finally came, and we responded...
We note the assessment finally arrived (three days late) without the minutes for the Board meeting.
Apparently Board Secretary/art therapist Eddie Foss was afraid, nay, terrified, to include the minutes.
Understandable, since he's to blame for the current assessment increase.
Curiously, according to the Condo Code, Fox Management and the Board can't legally increase assessments without written notification, such as mentioning it in the current Board meeting minutes!
(Mentioning you might raise the assessments in the previous minutes doesn't count under the law!)
So, our Christmas circular, distributed (and posted) tonight (Dec. 23rd), will be showing...
1) A certain Board member who's become The Grinch Who Ruined Claremont Christmas due to his ineptitude and selfishness.
2) Business analyst Carol Krengelis' and financial aid manager Diego Arce's apparent fiscal irresponsibility in choosing to increase assessments (even though C's '58 2-E unit is in foreclosure, two others are almost lis pendens, and numerous other units are delinquent) instead of taking a guaranteed $150-$300 a month!
3) Mentioning your apparent failure to follow the law regarding notification of the increase in assessments.
4) And background about the unregistered property management company that unprofessionally advised Krengelis and Arce to commit the financial foul-up...but then, property manager Mara Feldman-Fox has only a Bachelors' degree and no other accreditation...

Assessment Increase & Fox Management Group Defaults, OWES OVER $26,000! (#582)

The assessment bill finally came...with the increase!
But no Board meeting minutes!
Apparently secretary and art therapist Eddie Foss was too cowardly to include it, since there's no rational explanation for the assessment increase!
Board members Financial aid manager Diego Arce and business analyst Carol Krengelis made the fiscally-unsound decision to raise assessments instead of accepting the $150-$300 a month offer that would have prevented the assessment increase most unit owners can't afford.

Board Meeting Tonight & Fox Management Group Defaults, OWES OVER $23,000! (#571)

There's a Board meeting tonite, off-site, of course.
The main thing is the Board voting to raise assessments yet again...
Considering that one unit is in foreclosure, two others appear to be near foreclosure, assessment delinquencies (including Board members) range from 2 to 6 units per month, would it be fiscally-responsible and prudent for the business analyst and financial aid manager on the board to increase assessments on people who can't afford them?
Or, instead:
1) Raise the rent of the existing tenant of the '58 Basement space (aka fellow Board member / art therapist Eddie Foss) to minimize the assessment increase.
2) Take the standing offer to rent the space to M, who can afford a higher rent of $150 (Fifteen times what Eddie is paying), again to minimize (or eliminate) the assessment increase.
or
3) Let Eddie keep the front space, and rent the back space to M at an equivalent rent to what Eddie is paying for the front room.
Note: that by raising Eddie's rent, you can charge more for the back room!
So, if Eddie pays $150, M would pay $150, and the condo makes $300 a month, eliminating altogether the need for an assessment increase!

The wise business analyst and financial aid manager would take one of the three courses suggested.

However, business analyst Carol Krengelis and financial aid manager Diego Arce will probably unwisely choose option #4), increasing assessments, and leaving Eddie's rent at the same level it was in 2001...$10 per month! (Can you name ANY landlord that hasn't raised a tenant's rent since 2001?)

Keep in mind that as this info has been printed out and given to all the non-Board (and their friends) units in both buildings, your decision will be watched carefully, and with the knowledge that you turned down an option that would have prevented further financial hardship upon the other unit owners.

Effective today (Nov 1st), the condo's fire extingushers' certification expired.
The condo could be fined for each day the vitally-important equipment isn't recertified.
In addition, Fox Management previously-stated that...Fox Valley Fire and Safety has been servicing this Association for 6 years with out any need for unit owners or residents to assist with their work.
I pointed out...
BB: A Unit owner or resident is needed to allow access to the locked building, since Fox Valley doesn't have a key.
A Board member (Judith Lea Marrs, who moved out) previously performed this function.
I did it in 2008 (I billed them for it, and the unpaid bill is the basis for the notice below).
A disgruntled Board member, extremely unhappy at having to do so, assisted them in 2009.
I'll be watching to see who puts the lie to Mara Feldman-Fox...yet again.
And the answer is...art therapist Eddie Foss, who, even as I type this, is leading the Fox Valley Fire and Safety duo (yes, two people) around to the various fire extinguishers!
So the ED-iot has proven Mara wrong!

Effective today (Nov 1st), the condo's fire extingushers' certification expired.
The condo could be fined for each day the vitally-important equipment isn't recertified.
In addition, Fox Management previously-stated that...Fox Valley Fire and Safety has been servicing this Association for 6 years with out any need for unit owners or residents to assist with their work.
I pointed out...
BB: A Unit owner or resident is needed to allow access to the locked building, since Fox Valley doesn't have a key.
A Board member (Judith Lea Marrs, who moved out) previously performed this function.
I did it in 2008 (I billed them for it, and the unpaid bill is the basis for the notice below).

Fire Extinguisher Watch (23) & Fox Management Group Defaults, OWES OVER $21,000! (#563)

We're ramping-up our on-line presence with a new store, so my posting this week is a tad erratic!

On Saturday, Nov 5th, we found a notice on the lobby door stating there was an emergency and the water would be turned off.
As it turns out, art therapist Eddie Foss found water pooling in the boiler room (which only he has a key for) and probably prayed that it was a leak from below.
Fortunately for the condo, and unfortunately for Eddie, it was not to be...
The plumber traced the problem back to the condo's pipe to the sewers, which he had to clear.
It took the better part of the day to complete the task, with heavy-duty equipment brought in.
Not cheap.
And, it was not what Eddie had probably hoped, a leak thru the foundation...
Eddie was probably hoping there was a leak in the foundation, as he had claimed (but was disproved) in an attempt to wrangle more money out of the Board.
On Monday, the 8th, there was an interesting screed posted in the lobby of '60.
It proclaimed that the plumber had told Eddie that tampons had caused the problem.
It then stated that tampons and cigarettes (where'd THAT come from?) were non-bio-degradable and that they shouldn't be put down the toilet.
And it ended, with the equivalent of a little kid stamping his foot, with the emphatic words "Stop it, NOW!"
Curiously, the notice wasn't posted in our sister building, '58.
Why didn't the Ed-iot post the notice in the other building?
Fully half the population who potentially use tampons live there.
Was art therapist Eddie Foss attempting, pitifully, to blame only residents of '60?
Of course, he couldn't mean M & me, since I'm male and M hasn't used tampons since the toxic-shock syndrome revelations of the 1980s!
Interestingly, every unit in '58 has a potential tampon user, except the home of Board member / Business Analyst Carol Krengelis, who's too old, and probably was, even when she moved in.
So why didn't Eddie post a notice there?

Fire Extinguisher Watch (16-18) & Fox Management Group Defaults, OWES OVER $20,000! (#558-560)

We're ramping-up our on-line presence with a new store, so my posting this week is a tad erratic!

On Saturday, Nov 5th, we found a notice on the lobby door stating there was an emergency and the water would be turned off.
As it turns out, art therapist Eddie Foss found water pooling in the boiler room (which only he has a key for) and probably prayed that it was a leak from below.
Fortunately for the condo, and unfortunately for Eddie, it was not to be...
The plumber traced the problem back to the condo's pipe to the sewers, which he had to clear.
It took the better part of the day to complete the task, with heavy-duty equipment brought in.
Not cheap.
And, it was not what Eddie had probably hoped, a leak thru the foundation...
Eddie was probably hoping there was a leak in the foundation, as he had claimed (but was disproved) in an attempt to wrangle more money out of the Board.
On Monday, the 8th, there was an interesting screed posted in the lobby of '60.
It proclaimed that the plumber had told Eddie that tampons had caused the problem.
It then stated that tampons and cigarettes (where'd THAT come from?) were non-bio-degradable and that they shouldn't be put down the toilet.
And it ended, with the equivalent of a little kid stamping his foot, with the emphatic words "Stop it, NOW!"
Curiously, the notice wasn't posted in our sister building, '58.
Why didn't the Ed-iot post the notice in the other building?
Fully half the population who potentially use tampons live there.
Was art therapist Eddie Foss attempting, pitifully, to blame only residents of '60?
Of course, he couldn't mean M & me, since I'm male and M hasn't used tampons since the toxic-shock syndrome revelations of the 1980s!

Effective today, the condo's fire extingushers' certification expired.
The condo could be fined for each day the vitally-important equipment isn't recertified.
In addition, Fox Management previously-stated that...Fox Valley Fire and Safety has been servicing this Association for 6 years with out any need for unit owners or residents to assist with their work.
I pointed out...
BB: A Unit owner or resident is needed to allow access to the locked building, since Fox Valley doesn't have a key.
A Board member (Judith Lea Marrs, who moved out) previously performed this function.
I did it in 2008 (I billed them for it, and the unpaid bill is the basis for the notice below).
A disgruntled Board member, extremely unhappy at having to do so, assisted them in 2009.
I'll be watching to see who puts the lie to Mara Feldman-Fox...yet again.

Tuesday's total for Fox Management Group's still-unpaid bill from July, 2008 (two years ago!)...$20,406.76 from an original $75! 
Wednesday's total for Fox Management Group's still-unpaid bill from July, 2008 (two years ago!)...$20,610.83 from an original $75! 
Thursday's total for Fox Management Group's still-unpaid bill from July, 2008 (two years ago!)...$20,816.94 from an original $75!   
They've broken the $19,000 level!
Now that the 1% per workday cumulative late fee is over $190, it's really mounting up, at a rate of $950+ a week! That's more than twelve times the amount they originally owed!
It's over 500 (FIVE HUNDRED) late charges, and now the amount (with late fees) is over 180 times the original bill...
Is that just pitiful, or what?
I hope for her sake that Mara's better with her library books and DVD rentals! ;-)

I apologize for not posting the past few days. I had an Early Black Friday sale in my online stores, and sales were, to put it mildly, spectacular!
