The Dec Minutes (4) & Fox Management Group Defaults, OWES OVER $33,000! (#608)

More from the minutes...
"Foreclosure on '58 Unit 2E-Foreclosure papers sent October 2010. XX Properties will be marketing the unit for sale [or rent]. The bank pays assessment from August 1, 2010 forward. The new owner pays assessments for period during the court actions (2/18/10-8/18/10)"
...which contradicts a later statment...
"Delinquencies-None"
But, there are six months of delinquencies unpaid and on the books! She said so earlier!
Did I miss something?
The unit is now up for sale, as of yet unsold. There's no "new owner" yet. Thus the 6 months of unpaid assessments are still unpaid!
And if they're unpaid, how many other old assessment delinquencies are there?

The Dec Minutes (3) & Fox Management Group Defaults, OWES OVER $33,000! (#607)

"Year End Bonuses-Approved $100 for management, $50 for scavenger, $50 maintenance and $10 for postal."
Interesting to note that, except for Fox's undeserved bonus, the total is just short of art therapist Eddie Foss' $120 a year rent for his $10 a month basement living space!
And, since the cash was probably given to Eddie to disburse...what are the odds it actually reached "scavenger", "maintenance", and "postal" instead of Eddie's wallet?
As the British would say...not bloody likely.
BTW, M and I gave the postal carrier a $20 7-11 Gift Card for Christmas. Just sayin'...

The Dec Minutes & Fox Management Group Defaults, OWES OVER $32,000! (#605)

The assessment bill was mailed on the 21st, a day after it was due, and arrived the 25th.
In addition, the minutes from the December 12th meeting finally arrived.
Several interesting notes...
1) There's NO mention of raising the assessments, even after the mention in the October minutes that they would be discussed and voted upon on Dec, 12th!
2) Typos...
Correspondence-(I wrote down this word, but don't know why.)
Is Secretary /Art Therapist Eddie going senile? Seems likely.


Finances: -$1480 Reserve Fund (Should this be $14,080?)
Well, with Treasurer / Financial Aid Manager Diego Arce and President / Former Treasurer / Business Analyst Carol Krengelis sitting right there, neither could provide the information?
Doesn't say much for their knowledge of the condo's fiscal status, does it?

and then, the biggie:

Assessment Bill Overdue (2) & Fox Management Group Defaults, OWES OVER $32,000! (#603)

As of Monday, the 24th, we still haven't received the assessment bill, so we've sent payment.Sending the bills late, then imposing a "late fee" when payment arrives appears to be SOP for Fox Management.
It's similar to what credit card companies do, and just as sleazy.
And it's why we always send our payment via Priority Mail w/Delivery Confirmation. (It's tax-deductible!)

Since we're posting on Saturday, we can report that the assessment bill, due on the 20th, still has not arrived as of today's mail.
The earliest it can now arrive is Monday, the 24th.
Sending the bills late, then imposing a "late fee" when payment arrives appears to be SOP for Fox Management.

Fox Management Group Defaults, OWES OVER $31,000! (#601)

A repairman from AT&T was at the door.
He had been trying to gain access to the phone junction box in the Boiler Room since Monday.
Of course, since only art therapist Eddie Foss has a key to get in, and Eddie usually isn't here, the repairman can't get in! So, yet another condo resident is inconvenienced by Foss!
Another classic example of the incompetence of Foss, and of the stupidity of financial aid manager Diego Arce and business analyst Carol Krengelis, who reward Eddie's lack of intelligence and integrity by allowing him to keep his $10 a month basement apartment in '58 while raising assessments!

Thursday's total for Fox Management Group's still-unpaid bill from July, 2008 (over two years ago!)...$31,533.27 from an original $75! They've broken the $31,000 level!
Now that the 1% per workday cumulative late fee is over $310, it's really mounting up, at a rate of $1550+ a week! That's twenty times the amount they originally owed!

Notes to the Board & Fox Management Group Defaults, OWES OVER $28,000! (#590)

The assessment bill finally came (late, as usual)...with the increase!
But no Board meeting minutes!
Apparently secretary and art therapist Eddie Foss was too cowardly to include it, since there's no rational explanation for the assessment increase!
Board members financial aid manager Diego Arce and business analyst Carol Krengelis made the fiscally-unsound decision to raise assessments instead of accepting the $150-$300 a month offer that would have prevented the assessment increase most unit owners can't afford.
Considering all three Board members appear to be either underemployed or unemployed, it seems almost hypocritical to raise fees that two of three (if not all three) have been late paying in the past!

As was mentioned in the August 2010 minutes...
"There is a large entertainment center...inside the doorway of the '58 basement"
Since, according to you, no one has claimed it six months after notification, any reasonable person would consider it "abandoned."
I've arranged for a couple of dealers to have a look at the abandoned entertainment center and, depending on who offers more, cart it away.
The payment for it will be used to repair or replace the bike damaged by the Ediot who jammed the furniture in there without thinking.
