Maniac Mara Again! & Fox Management Group Defaults, OWES OVER $600,000! (#902)

Yesterday, we e-mailed Mara Feldman-Fox...
Jeffrey Plumbing is coming to '60 N Claremont tomorrow morning (March 29th) to do repairs that involve turning off the water to the building so leaking fixtures can be replaced.
In order to do so they will need unencumbered access to the Boiler Room as the hot water must be drained from the system before the fixtures can be removed.
Since Condo Board member / art therapist Eddie Foss is the only on-site person with keys, and has refused to provide an emergency contact number (and doesn't list one on his Board election eligibility form, which I believe is a violation of the Illinois Condo Code) we suggest you call and arrange for him to be on hand to open and close the Boiler Room between 9am and 1pm, since he probably won't surrender the keys.
Failure to do so will result in our billing any additional costs due to lack of access back to Fox Management, who permitted this ongoing lack of emergency access to the boiler room, which has resulted in problems like...
Three days (8/9-8/11/09) without hot water when a neighborhood blackout shut down the boiler and Eddie was on vacation with his family in NY!
The Board paying Jeffrey an additional $200 per hour for two plumbers to wait for someone to show up with boiler room keys during an emergency visit in March, 2010.
Numerous examples of owners unable to have phone/internet service added/repaired because technicians couldn't get into the Boiler Room.
Y'know, things like that.
She responded instantly, not only to me, but to M via her work e-mail, which she was instructed not to do...
Work in your unit will need to be rescheduled. 
As a courtesy to unit owners in the building, you must provide more than 24 hours notice if you will have to shut done (sic) the system.
In addition, as access to the boiler room must be arranged in advance, it is not feasible to make those arrangements in the limited time allowed.
Please contact our office when you have arranged for a new date/time.  I will make the necessary arrangements for access to the boiler room.
Please note that it is your responsibility to post a notice to inform the unit owners that there will be no water service for the estimated time period while work is being performed.
I responded to her...
There have been notices in both lobbies, and on the laundry room doors, since this morning (before 9am), so that requirement was fulfilled.
(Who do you think I am, you?)
The fact that you, unlicensed property manager Mara Feldman-Fox, allow a situation where only one inaccessible and irresponsible person has keys to the most important part of the entire complex is not our concern.
Jeffrey is coming tomorrow, unless you call and cancel the appointment...which you can't do since you're not paying for it (unless we don't have access, of course.)
And act like an adult, for God's sake.
E-mailing M simply means you're bothering her at work.
All she does is contact me to respond.
You'll still deal with me...for the rest of your life.
Maniac Mara hastily called M...on her work phoneline (another thing she was told not to do), leaving the very phone numbers that she didn't want me to call (her home and personal cell) and ordering M to call her immediately!
Since M does not take orders from servants, she didn't do so.
Mara also called Jeffrey Plumbing and lied, claiming we didn't post notices to alert the other unit owners.
Rather than put up with Mara's bullying, Jeffrey asked to reschedule the work.
I reluctantly agreed to do so.
I could see the position he was being put in by Mara's ranting and didn't want to put him through any hassles in dealing with our resident control freak.

We posted flyers with a new work date (tomorrow morning) on Wednesday night and e-mailed Mara the proof...
New posters have gone up on both laundry room doors and in both lobbies...more than 24 hours before the water will be turned off, so the unit owners have been notified.
Still waiting for your excerpting of either Illinois Condo Code or Claremont declarations that Condo Board's servant (you) must be informed 24 hours or more before water shut-off.
Let's see what happens next.

Thursday's total for Fox Management Group's still-unpaid bill from July, 2008 (over three years ago!)...$631,015.74 from an original $75!   
They've broken the $600,000 level!Now that the 1% per workday cumulative late fee is over $6000, it's really mounting up, at a rate of $30,000+ a week!
It's 900 (NINE HUNDRED) late charges, and now the amount (with late fees) is over 2600 times the original bill...
Isn't that just pitiful?
But then, what can you expect from Mara Feldman-Fox, 
someone with only a bachelor's degree in accounting
and NO other accreditation, whatsoever?
She's not even registered as a property manager, 
as required by law!
I hope for her sake Mara's better with her library books and DVD rentals! 
But I doubt it... ;-)
