Who's Upstairs? (6) & Fox Management Group Defaults, OWES OVER $400,000! (#860)

The "little vistors" continue to wander overhead, primarily late at night...

Tuesday's total for Fox Management Group's still-unpaid bill from July, 2008 (over three years ago!)...$418,194.30 from an original $75!   
They've broken the $400,000 level!Now that the 1% per workday cumulative late fee is over $4000, it's really mounting up, at a rate of $20,000+ a week!
It's over 800(EIGHT HUNDRED) late charges, and now the amount (with late fees) is over 2600 times the original bill...
Isn't that just pitiful?
But then, what can you expect from Mara Feldman-Fox, 
someone with only a bachelor's degree in accounting and 
NO other accreditation, whatsoever?
She's not even registered as a property manager, as required by law!
I hope for her sake Mara's better with her library books and DVD rentals! 
But I doubt it... ;-)

With new neighbors finally moving in on Saturday, the "little vistors" continue to wander overhead, only at different times...
Monday's total for Fox Management Group's still-unpaid bill from July, 2008 (over three years ago!)...$414,053.76 from an original $75!   
They've broken the $400,000 level!Now that the 1% per workday cumulative late fee is over $4000, it's really mounting up, at a rate of $20,000+ a week!
It's over 800(EIGHT HUNDRED) late charges, and now the amount (with late fees) is over 2600 times the original bill...
Isn't that just pitiful?
But then, what can you expect from Mara Feldman-Fox, 
someone with only a bachelor's degree in accounting and 
NO other accreditation, whatsoever?
She's not even registered as a property manager, as required by law!
I hope for her sake Mara's better with her library books and DVD rentals! 
But I doubt it... ;-)

The owner of the unit above us stopped by yesterday.
Made no mention of any "little visitors", but he did say that new tenants, with a cat, will be moving in this weekend.
In the meantime, the pitter-patter of little feet overhead continued last night...

Thursday's total for Fox Management Group's still-unpaid bill from July, 2008 ( over three years ago!)...$405,895.27 from an original $75!   
They've broken the $400,000 level! Now that the 1% per workday cumulative late fee is over $4000, it's really mounting up, at a rate of $20,000+ a week!

Who's Upstairs? (2) & Fox Management Group Defaults, OWES OVER $400,000! (#856)

The renters of the unit directly above us moved out this past weekend.
Yet, their two small dogs are still running around over our heads.
...or are they?
Could they be the rats that have infested the unit two levels up (and perhaps others), but not us...yet?

One other thing in relation to the Minutes...
There's still no discussion as to M's gracious and generous offer to rent (at $150 a month) the '58 Basement space that Board member / art therapist Eddie Foss currently rents for a supposed $30 a month!
This despite unlicensed property manager Mara Feldman-Fox's promise two meetings ago that the matter would be presented!

Who's Upstairs? Minutes Madness, & Fox Management Group Defaults, OWES OVER $350,000! (#855)

As to the late-arriving Minutes...
Let's start with the basics.
NO listing of the attendees.
"financial statement review, approved unanimously."
(since there's no listing of attendees, there's no way to know what "unanimously" means.)
And the "approved" financial statment wasn't enclosed with the Minutes.
Interesting...
"Holiday bonuses-approved unanimously."
Ditto.
Who's getting bonuses and how much?
SPRING 2012 projects to be discussed at first quarter 2012 meeting.
Masonry, tuckpointing, and lintel assessment
Basement leak
Basement doors and stair
Front gate buzzer
Oddly enough, there's no leak in the basement laundry rooms, nor are the stairs damaged.
The reference is obviously to Board Member / art therapist Eddie Foss' $10 a month '58 Basement living space, which has become a money pit for the condo association.
The fact that supposed "financial professionals" Diego Arce and Carol Krengelis continue to allow this monetary hemorrhaging is an indication of their total lack of financial acumen.

The assessment billing, due on the 20th, still hasn't arrived.

Addendum: the assessment arrived today (in an envelope postmarked the 21st), along with the minutes and a useless "News You can Use", both of which I'll go into in detail tomorrow"

It's over 800 (EIGHT HUNDRED) late charges, and now the amount (with late fees) is over 2600 times the original bill...
Isn't that just pitiful?

Possible Flooding & Fox Management Group Defaults, OWES OVER $350,000! (#852)

We e-mailed on Jan 16th...
Yesterday, the heating pipes have begun to make the same sounds they generated before flooding from them occurred in March, 2010.
(We learned from the Jacobs Boiler crew that it's called a "waterhammer" effect.)

The plumbing problem is/was caused (then and now) by art therapist Eddie Foss' failure to drain the heating system boiler twice weekly during previous winters.
The water level grew and grew, until hot water, not steam, was pushed thru our pipes and into our radiator, where it "leaked" thru the steam valves!
Why was Eddie to blame?
Because he has the ONLY key to the boiler room!
Only HE has access!
Thus, ONLY HE could possibly drain the boiler!


In March 2010, Fox (and thus the Board) had to pay the plumbers not only for the emergency call and repairs to the boiler, but over an hour's waiting time at $99 per hour per man for two people sitting around until the key could be acquired from Eddie Foss and brought to
the condo!
That's almost $200 for plumbers to sit around drinking coffee!

To avoid the same debacle again, we suggest you get Eddie (the only person on-site with keys to the boiler room) or Jacobs to drain the boiler post-haste.

If our valves start leaking water again, we will not hesitate to do what we must to avoid damage from this previously-reported pre-existing condition.
We will not allow your incompetence to endanger us again.

This is another pre-existing condition (along with the current rodent infestation) that could easily have been attended to in a timely and cost-efficient manner, but you failed to deal with the matter in a timely fashion, so now it'll cost you (and thus the unit owners) more to fix a problem that should not have occurred in the first place.
And, of course, any water damage that occurs as a result of your failure to attend to this pre-existing condition now will be billed to Fox Management.
We're waiting and watching...

Minutes Madness & Fox Management Group Defaults, OWES OVER $350,000! (#850-51)

After we confirmed Fox Management Group received our assessment payment, we followed up with our usual e-mail...
We note that, despite his Master's Degree, Board secretary / art therapist Eddie Foss seems unable to string several sentences together into a coherent paragraph, resulting in no Board Meeting minutes being included in the late-arriving January Assessment billing.
This is especially-curious considering the potential changes in the makeup of the Board the next meeting will bring. (note: the bi-annual elections.)
It can't be work-related matters since he doesn't work full-time, if at all.
So why the delay?

We've also noted constant visits by A.N.D. Exterminators (usually early in the morning) and received word from units of rats (not mice) caught by A.N.D..
The infestation is so pervasive that, apparently, even Eddie has first-hand pix of the rodents. (It is known that A.N.D. made a secret visit to Eddie's unit in July, and probably other visits since.)
The question is, why haven't you pro-actively contacted all the other units requesting info on any rodent sightings, even if they weren't in their units?
That's what an intelligent property manager would do.
And, it might lead to being able to "treat the disease, not just the symptoms" as you're currently doing, without knowing how the vermin are infiltrating the building.
However, since you have not done so, it's obvious you're not interested in pursuing that particular course of action.
As long as you're willing to keep paying A.N.D. to continually keep coming back, the rodent problem will continue.

I warned you about rodent infiltration in March of 2008 (which makes the present situation a pre-existing condition spanning four years).
I even included photos.
You chose to ignore the problem, and then accused me of vandalism (which of course, was a lie).
Your failure to act then is coming back to bite you on the ass.
And, fixing it now will cost a lot more than if you had actually dealt with it in 2008, instead of libeling me, as the problem has expanded to encompass a far greater area.

Apparently, the criteria for a Bachelor's in Accounting didn't include language studies...
(Considering how pitiful the writing skills of art therapist Eddie Foss [a guy supposedly with a Master's degree] are, I shouldn't be surprised...)
