Possible Flooding & Fox Management Group Defaults, OWES OVER $350,000! (#852)

We e-mailed on Jan 16th...
Yesterday, the heating pipes have begun to make the same sounds they generated before flooding from them occurred in March, 2010.
(We learned from the Jacobs Boiler crew that it's called a "waterhammer" effect.)

The plumbing problem is/was caused (then and now) by art therapist Eddie Foss' failure to drain the heating system boiler twice weekly during previous winters.
The water level grew and grew, until hot water, not steam, was pushed thru our pipes and into our radiator, where it "leaked" thru the steam valves!
Why was Eddie to blame?
Because he has the ONLY key to the boiler room!
Only HE has access!
Thus, ONLY HE could possibly drain the boiler!


In March 2010, Fox (and thus the Board) had to pay the plumbers not only for the emergency call and repairs to the boiler, but over an hour's waiting time at $99 per hour per man for two people sitting around until the key could be acquired from Eddie Foss and brought to
the condo!
That's almost $200 for plumbers to sit around drinking coffee!

To avoid the same debacle again, we suggest you get Eddie (the only person on-site with keys to the boiler room) or Jacobs to drain the boiler post-haste.

If our valves start leaking water again, we will not hesitate to do what we must to avoid damage from this previously-reported pre-existing condition.
We will not allow your incompetence to endanger us again.

This is another pre-existing condition (along with the current rodent infestation) that could easily have been attended to in a timely and cost-efficient manner, but you failed to deal with the matter in a timely fashion, so now it'll cost you (and thus the unit owners) more to fix a problem that should not have occurred in the first place.
And, of course, any water damage that occurs as a result of your failure to attend to this pre-existing condition now will be billed to Fox Management.
We're waiting and watching...

Thursday's total for Fox Management Group's still-unpaid bill from July, 2008 ( over three years ago!)...$386,195.44 from an original $75!   
They've broken the $370,000 level! Now that the 1% per workday cumulative late fee is over $3700, it's really mounting up, at a rate of $18,500+ a week!
It's over 800 (EIGHT HUNDRED) late charges, and now the amount (with late fees) is over 2600 times the original bill...
Isn't that just pitiful?
But then, what can you expect from Mara Feldman-Fox, 
someone with only a bachelor's degree in accounting and 
NO other accreditation, whatsoever?
She's not even registered as a property manager, as required by law!
I hope for her sake Mara's better with her library books and DVD rentals! 
But I doubt it... ;-)
