Fox Management Group Defaults, Owes OVER $2,000! (#336)

Thursday's total for Fox Management Group's still-unpaid bill from July, 2008 (over a year ago, now!)...$2,274.18 from an original $75!
They've broken the $2,000 level!
Now that the 1% per workday cumulative late fee is over $22, it's really mounting up, at a rate of $110+ a week! That's more than the amount they originally owed!
It's over 300 (THREE HUNDRED) late charges, and now the amount (with late fees) is over 25 times the original bill...
Is that just pitiful, or what?
I hope for her sake that Mara's better with her library books and DVD rentals! ;-)

Stolen Property? (7) & Fox Management Group Owes OVER $1,900! (#321)

I e-mailed Fox & the Board...
Since the ladder is still "missing" (ie: stolen), I have no choice but to file a police report.

As mentioned earlier, I'll provide the police with a hardcopy set of the correspondence on this matter along with my suspicions as to the thief's identity and Mara's refusal to name him (despite being asked point-blank).

Curious that Mara and Eddie haven't "friended" each other, at least at last check...

On Tuesday morning the ladder reappeared...
My next e-mail tells the sordid tale...
When the ladder "mysteriously" reappeared on Tuesday, albeit chained to a post in the basement of '60, I decided to hold off filing the report.

As of Wednesday evening, the EDiot who stole it in the first place has apparently stolen it again.

However, now I have photos of the ladder (attached) for both the police and my "milk-carton" style poster for the doors.

And, since the ladder has disappeared again, there's no reason not to file a police report.

Stolen Property? (6) & Fox Management Group Owes OVER $1,900! (#319)

We received an...interesting..response from Mara...

The fact that the Association's ladder is no longer available for unit owners personal use - although an inconvenience - does not absolve unit owners from the responsibility of maintaining their own property.  If there is not a ladder at the building, I would suggest purchasing, renting or borrowing a ladder in order to maintain your unit.
I responded...
Afraid you're incorrect (as usual)...
Since the ladder has been available for several years and used by a number of unit owners (not just us), it is an "established and expected" part of condo services, as much as the garden hose, dumpster, and free laundry facilities are.
Maintaining "existing services" is the responsibility of the Property Manager (you).
Anything resulting from a change in the status quo due to your inaction is also your responsibility, legally and financially.

But then, it took you THREE months to correct your failure to have the fire extinguishers checked and recertified on time.
Or don't you think THAT was YOUR responsibility?
Three months, during which the condo could have been fined if an inspection had been done by the Dept of Buildings or the Fire Department.
Who would have been to blame? Who would have had the fiscal responsibility?
Three guesses, sweetie!

If it is in possession of someone who has not paid for it, it's stolen. (and, judging from the way you're hedging, I think you know which unit owner is currently in possession of it.)

Thank you for letting me know that the ladder is missing.  I will bring this up at the next Board of Directors' meeting and will ask if they would like it replaced.

The next Board meeting isn't until January, 2010, so I responded...
Dear Mara:

Fine.
I hope no problems occur before then due to our inability, since the ladder was stolen, to clean out the radiators and vents.

Of course, since you were put on notice about the matter on Nov. 30th, 2009...

Now that I've reported it, it's legally a pre-existing condition. The onus to correct the matter of the stolen ladder is in your hands."

...,you, as property manager may be legally and financially liable for any damages due to inaction to correct the problem in a timely manner.

Stolen Property? (3) & Fox Management Group Owes OVER $1,800! (#316)

Over two weeks ago, I went to borrow the ladder (stored in the laundry room of '60 and used by various condo residents) to clear out M's recessed-ceiling radiators, fans and vents, I discovered the ladder had apparently been stolen by some EDiot!
(I base this on the fact that it hasn't reappeared in over two weeks, as it would if someone with any brains, morals, or ethics had simply borrowed it for a repair job.
Obviously, whoever took it has no intention of returning it.
Hence, I define it's status as "Stolen".)
The fact that someone living here is capable of such arrogant, sociopathic stupidity and total disregard for the needs of others is disturbing, though not unexpected, if it is who I suspect...
At any rate, it should be replaced as quickly as possible.

When I file a theft report at the Precinct later this week or early next week (very busy processing Black Friday/Cyber Monday sales from my on-line store), I'll include your name, e-mail, & phone if the cops need verification of the details of the matter from the Property Manager. (Also, it'll help with the insurance claim, so the condo won't have to lay out money for a replacement ladder).

I thought it might have been more stupidity by a control-freak board member, but, according to you, that's not the case.

The replacement cost of the ladder is below the Association's deductible, therefore there will not be an insurance claim filed.  The Board can decide if they would like to replace the ladder.  It will be discussed at the next meeting.

I'm still filing a police report and attaching your name as Property Manager for future contact and questions.

A crime, no matter how small, is still a crime...

We'll be posting a notice about the crime for the edification of the owners and residents, and a suggestion that everyone be careful about leaving things unlocked, especially since it appears to be an "inside" job .

As you might have guessed, Mara the frustrated control freak hasn't responded!
(It appears that when she can't lie her way out of a situation, she pretends it isn't happening.)
