Stolen Property? (6) & Fox Management Group Owes OVER $1,900! (#319)

We received an...interesting..response from Mara...

The fact that the Association's ladder is no longer available for unit owners personal use - although an inconvenience - does not absolve unit owners from the responsibility of maintaining their own property.  If there is not a ladder at the building, I would suggest purchasing, renting or borrowing a ladder in order to maintain your unit.

Afraid you're incorrect (as usual)...
Since the ladder has been available for several years and used by a number of unit owners (not just us), it is an "established and expected" part of condo services, as much as the garden hose, dumpster, and free laundry facilities are.
Maintaining "existing services" is the responsibility of the Property Manager (you).
Anything resulting from a change in the status quo due to your inaction is also your responsibility, legally and financially.

But then, it took you THREE months to correct your failure to have the fire extinguishers checked and recertified on time.
Or don't you think THAT was YOUR responsibility?
Three months, during which the condo could have been fined if an inspection had been done by the Dept of Buildings or the Fire Department.
Who would have been to blame? Who would have had the fiscal responsibility?
Three guesses, sweetie!

Curiously, you list the ladder as "no longer available for unit owners personal use", not "stolen".
Is there something you know that I don't?
If it is in possession of someone who has not paid for it, it's stolen. (and, judging from the way you're hedging, I think you know which unit owner is currently in possession of it.)
Are you saying you don't?

BTW, I'm turning a hardcopy of all our correspondence on this matter over to the police when I file the stolen property report. Thus, it will then be a matter of public record.
It'll be...fascinating...to see what you tell the cops.
My theory is that the EDiot has it secreted away!


Mara seems to have taken the 5th.
To avoid self-incrimination, she has chosen to not respond...the coward's way out, and her standard response to things she can't control.

Monday's total for Fox Management Group's still-unpaid bill from July, 2008 (over a year ago, now!)...$1,920,39 from an original $75!
They've broken the $1,900 level!
Now that the 1% per workday cumulative late fee is over $19, it's really starting to mount up, at a rate of $95+ a week! That's more than the amount they originally owed!
It's over 300 (THREE HUNDRED) late charges, and now the amount (with late fees) is over 20 times the original bill...
And they'll be over $2,000 by the end of the year!
Is that just pitiful, or what?
I hope for her sake that Mara's better with her library books and DVD rentals! ;-)
