Stolen Property? (3) & Fox Management Group Owes OVER $1,800! (#316)

Over two weeks ago, I went to borrow the ladder (stored in the laundry room of '60 and used by various condo residents) to clear out M's recessed-ceiling radiators, fans and vents, I discovered the ladder had apparently been stolen by some EDiot!
(I base this on the fact that it hasn't reappeared in over two weeks, as it would if someone with any brains, morals, or ethics had simply borrowed it for a repair job.
Obviously, whoever took it has no intention of returning it.
Hence, I define it's status as "Stolen".)
The fact that someone living here is capable of such arrogant, sociopathic stupidity and total disregard for the needs of others is disturbing, though not unexpected, if it is who I suspect...
At any rate, it should be replaced as quickly as possible.
M needs to have dust and other debris removed from the radiator vents, the recessed fans cleaned, and the radiators "bled" to insure nothing (including possible pipes bursting or fire from dust/debris
buildup in the fan motors.)
I've done this task every year at about this time, but have been unable to do so this year due to the theft of the ladder!
Now that I've reported it, it's legally a pre-existing condition. The onus to correct the matter of the stolen ladder is in the Board's hands.

After receiving the above, Mara responded quickly...

Thank you for letting me know that the ladder is missing.  I will bring this up at the next Board of Directors' meeting and will ask if they would like it replaced.

When I file a theft report at the Precinct later this week or early next week (very busy processing Black Friday/Cyber Monday sales from my on-line store), I'll include your name, e-mail, & phone if the cops need verification of the details of the matter from the Property Manager. (Also, it'll help with the insurance claim, so the condo won't have to lay out money for a replacement ladder).

I thought it might have been more stupidity by a control-freak board member, but, according to you, that's not the case.

The replacement cost of the ladder is below the Association's deductible, therefore there will not be an insurance claim filed.  The Board can decide if they would like to replace the ladder.  It will be discussed at the next meeting.

That's the Board's option.
I'm still filing a police report and attaching your name as Property Manager for future contact and questions.

A crime, no matter how small, is still a crime...

We'll be posting a notice about the crime for the edification of the owners and residents, and a suggestion that everyone be careful about leaving things unlocked, especially since it appears to be an "inside" job .

As you might have guessed, Mara the frustrated control freak hasn't responded!
(It appears that when she can't lie her way out of a situation, she pretends it isn't happening.)

Wednesday's total for Fox Management Group's still-unpaid bill from July, 2008 (over a year ago, now!)...$1,863.92 from an original $75!
They've broken the $1,800 level!
Now that the 1% per workday cumulative late fee is over $18, it's really starting to mount up, at a rate of $90+ a week! That's more than the amount they originally owed!
It's over 300 (THREE HUNDRED) late charges, and now the amount (with late fees) is over 20 times the original bill...
And they'll be over $2,000 by the end of the year!
Is that just pitiful, or what?
I hope for her sake that Mara's better with her library books and DVD rentals! ;-)
