Legacy of the EDiot (3) & Fox Management Group Defaults, OWES OVER $11,500! (#503)

The phone company was back to do Krengelis' line on Monday. They couldn't get in again!

Tuesday's total for Fox Management Group's still-unpaid bill from July, 2008 (two years ago!)...$11,923.90 from an original $75!
They've broken the $11,000 level!
Now that the 1% per workday cumulative late fee is over $110, it's really mounting up, at a rate of $550+ a week! That's more than sextuple the amount they originally owed!
It's 500 (FIVE HUNDRED) late charges, and now the amount (with late fees) is over 148 times the original bill...
Is that just pitiful, or what?
I hope for her sake that Mara's better with her library books and DVD rentals! ;-)
Personally, I think she's a terrible role model for her kids, demonstrating financial irresponsibility (not to mention arrogant stupidity) as being a good thing!

As we pointed out Friday, art therapist Eddie Foss' habit of placing his wants over the needs of the Claremont Condo residents & owners had adversely affected one of his BFFs!
The same thing screwed his fellow Board member...business analyst Carol Krengelis on Saturday!
Another phone tech showed up to do work on her line, but was also unable to gain access to the junction box, since it's in the Boiler Room that only Eddie has a key for!
It's not wise to piss off your allies, Eddie!

Monday's total for Fox Management Group's still-unpaid bill from July, 2008 (two years ago!)...$11,805.84 from an original $75!
They've broken the $11,000 level!
Now that the 1% per workday cumulative late fee is over $110, it's really mounting up, at a rate of $550+ a week! That's more than sextuple the amount they originally owed!

Legacy of the EDiot & Fox Management Group Defaults, OWES OVER $11,500! (#501)

In another example of Board member / art therapist Eddie Foss placing his own wants over the needs of the unit owners...
Today a unit owner (not us) waited half a day for a phone company technician.
When the tech finally showed up, he was unable to gain access to the building's junction box!
"Why?", you may ask!
Because the phone box is in the Boiler Room!
And only Eddie Foss has a key to it!
If you remember, back in March, because only Eddie had a key to the Boiler Room, and failed miserably in the task of keeping the boiler drained of excess water, the Condo was forced to pay a hefty fee for an emergency repair visit by plumbers!
And, about this time last year, Eddie's absence resulted in no hot water for several days since no one could get into the Boiler Room to restart the boiler, which had shut down after a blackout and had to be manually-restarted!
This man is a therapist we trust to help others?
A man apparently without empathy or consideration for others?
A man who, I believe, could qualifie as a sociopath, eagerly using others for his own ends without thought of the consequences to them!
Of course, the poor unit owner now has to go thru the weekend without his needed repairs, has lost half a day to no purpose, and has to reschedule the next phone tech visit!
And this unit owner is a friend of Eddie's, who has risen to his defense!
With friends like Eddie, who needs enemies?

Fickle Finger of Foss & Fox Management Group Defaults, OWES OVER $11,000! (#499)

Yesterday, while waiting for a bus on a main thoroughfare near Claremont Condo, I was surprised to see art therapist Eddie Foss pass by in his PoS Toyota.
I was even more surprised when Eddie tried to give me the finger while driving along!
Interestingly, he gave me a pinky, instead of the usual second finger.
Apparently, he was either indicating the size of his male (such as it is) anatomy, or his hand-eye coordination is wayyy off!
Either way, the idea that a therapist would do such a thing in the middle of a traffic-filled thoroughfare is, I believe, reason to question his qualifications to help others deal with their emotional problems.
What's the phrase?
Oh, yes; "Physician, Heal Thyself!"
Eddie's had several previous bouts of public lunacy directed at me, documented here and here.
Makes you wonder if the inmates aren't running the asylum here at Claremont, doesn't it?

As expected, the cowards at Fox Management Group and the Board didn't respond to the corrections to their wildly-inaccurate Minutes.
Apparently, when they can't Blagojevich (or "Foss") their way out of something, they pretend it didn't happen, like 5-year olds.

The August 9th Minutes & Fox Management Group Defaults, OWES OVER $11,000! (#497)

We received the assessment only a day late this month, but the big surprise was that the Minutes from the August 9th Board meeting were included!

I immediately responded...
Though perhaps the fastest-produced Minutes in Claremont history, they're still as full of inaccuracies and grammatical errors as ever. (Ironically, written by a guy [Eddie Foss] who claims to have an MA!)
Since I don't have time to graciously accommodate Mara Feldman Fox's special needs, the whole thing will be in one shot...

In posted order...
1) No listing of attendees!
Curious, especially since one Board member missed the last meeting and another is currently renovating her unit (for possible sale?)
Make you wonder who actually was there, or if they're abandoning a sinking ship...
2) Why do "inner entrance doors" need repair?
If anything, "outer" entrance doors need work! The inner ones are fine! Priorities, kiddies, priorities!
3) Entranceway carpets...if anyone sees a sale tell BOD.
Ignoring the grammatical screw up, business analyst Carol Krengelis is a Warehouse Club member. Good prices on carpets.
(And on air conditioners, too, since both Eddie and Diego can't seem to afford to get them, even at ABT.  But somehow even C, who's been lis pendens, and always in arrears managed to buy one!)
4) "East & SouthEast exposure of the building's facade will be done this year."
Pleased to hear it, except we have no "southeast" facade (Which would be at a 45 degree angle to the south and east facades)!
We have two east facades and two south facades.
Which are you talking about?
In English, as in most things, precision is everything. Something an MA should be well aware of!
5) "The '58 basement took in water twice during the rainstorms during the last week of July first week of August."
Really?
I check both laundry rooms daily.
Didn't see anything beyond the usual minor seepage from floor cracks. Hardly a case of "took in water"!
If you're referring to Eddie's '58 $10-a-month living space, it's impossible, since over $5,000 was spent on his behalf after last year's flooding!
How could work done less than a year ago be that faulty?
If anything, any work done to correct it should be free!
There has to be at least a year's warranty on the work!
6) "Someone is leaving the basement door open and unattended."
Which basement door? Both of them?
We know that a '58 resident is leaving the '60 laundry open every Sunday, and Eddie Foss is well aware of who it is!
Come to think of it, art therapist Eddie Foss' been using the '58 laundry room.
Is he leaving that door open?
7) "Vandalism continues."
Really? "Vandalism"?
Are there any police reports/complaints or any insurance claims or listings/photos of damage to property?
If there are none, there is no "Vandalism" under both criminal law and the dictionary definition of the word.
7a) "Littering"?
Besides the occasional dryer sheet on the floor, I haven't seen any "littering".
What have you seen?
8) "There is a large entertainment center and an old broken bike inside the doorway of the '58 basement"
The reason the bike is broken is because some EDiot jammed the entertainment center into a too-small space!
When you find out who owns the center, please let me know, since he/she/it is liable for repairs to the bike.
9) "Delinquencies (plural) were discussed..."
Wonder how many Board members are among the current multiple delinquencies? (Two have previous delinquencies.)
10) Next board meeting...Albany Park branch of the CPL.
Beyond not being near public transportation, the meeting is slowly moving west toward 1820 Clifton Ave.
Why not just hold it there and drop the pretense of following the law? (which you screwed up with your failure to post change of date for the August meeting in a timely manner, anyway)

Is a Board Member about to Bail? & Fox Management Group Defaults, OWES OVER $10,000! (#491)

Will the Board lose another member?
It seems Carol Krengelis is doing some serious renovation in her unit.
Door frames and doors have made their way from her back porch to the area outside the building where scavengers collect stuff.
Plus there are numerous boxes from places like Bed Bath & Beyond that can't be accounted for otherwise.
Is she sprucing up her unit and planning to sell?
The last person to do extensive renovation and try to sell his unit had to abandon the attempt when he couldn't close a deal, even after reducing the price (that was several months ago)!
Maybe the business analyst should analyze her prospects...
But then, this is the person who voted to rent a common element space to fellow Board member Eddie Foss for $10 a month ($120 a year) over renting the same space to a non-Board unit owner for $150 a month ($1,800 a year) a.
The condo association has literally paid for it ever since, even raising assessments instead of accepting the deal (which would've brought in the same amount as the assessment increase)!
So we have a pretty good idea of how good her financial acumen is, eh?

Guess who DOESN'T have AC in this heat? & Fox Management Group Defaults, OWES OVER $10,000! (#490)

It's interesting to note that, in the middle of the worst heat wave in several decades, neither art therapist Eddie Foss nor financial aid manager Diego Arce have air conditioners! (Though Diego does have several fans!)

Even the only other unit owner who didn't have ac now has one!
And, he was not only lis pendens, he's been in assessment arrears for years!
Yet HE can afford an air conditioner, but apparently Foss and Arce can't!

For God's sake, they're Board members, responsible for the financial well-being of the condo!
If they can't handle their own finances, what does that say about their managing of the condos' money?
(It would explain why the annual financial disclosure sent out earlier this year was woefully incomplete!)

Laundry Lunacy, Board Meeting Tonite & Fox Management Group Defaults, OWES OVER $10,000! (#487)

The ever-enigmatic Eddie Foss (art therapist and Board member) who lives in the '60 building (like me) has taken to doing his laundry in the '58 Laundry Room, then sitting outside waiting for it to get done.
Why?
Several possible reasons...
1) He knows the washing machine in '60 is dying.
By doing his laundry in '58, he can claim he has no knowledge of the condition of the machine, thus he can delay the replacement  (and cost) of said machine as long as possible.
2) He's avoiding his extremely-hot, non air-conditioned top floor apartment.
(The whole idea he apparently can't even afford a less than $100 air conditioner is sad indeed...)
3) He's afraid that someone will "do something" to his laundry, so he has to keep an eye on it!
Discuss among yourselves...

There's a Board meeting tonite.

We note that as of noon today, Aug. 1st there are no notices posted in the entrances regarding the Board meeting on Aug 2nd, 2010.
This is in violation of [605/18.5(c)(4)] of the Condo Code.
"Copies of notices of meetings of the board of the master association shall be posted in entranceways, elevators, or other conspicuous places in the condominium at least 48 hours prior to the meeting of the board of the master association. Where there is no common entranceway for 7 or more units, the board of the master association may designate one or more locations in the proximity of these units where the notices of meetings shall be posted."
Who was responsible for posting said notices?
I received no response.
I followed-up...
As of 8:30 (less than 24 hours before the scheduled meeting (at 7:15 on Aug 2nd) there is no signage about the meeting in the entraceway in violation of [605/18.5(c)(4)] of the Condo Code.
The person responsible for breaking the law is Board Secretary/art therapist/Adler Adjunct Faculty Eddie Foss (who has, in fact, been home for hours and has no excuse for not doing his job.)

I followed-up on the following morning...
As of 7:15 am, exactly 12 hours before the scheduled meeting, still no signage.
It's as if you're not even attempting to put up the pretense of following the law anymore.
Sad.
Perhaps you're watching what's about to happen to Rod Blagojevich (whom you elected...twice!), and realize the same can happen to you when the other owners finally realize the extent of what's going on...

The Board, apparently, couldn't be bothered to do their job.
It's OK, though.
I dashed off a flyer and distributed it to all concerned parties, offering a possible explanation as to why the meeting was canceled (and not rescheduled) with no explanation.
No need to thank me for doing Board Secretary / art therapist Eddie Foss' job for him.
Please let us know if and when the meeting is rescheduled.
There are several bets riding on it. I might win a free pizza at the place on the corner.

Tuesday's total for Fox Management Group's still-unpaid bill from July, 2008 (almost two years ago!)...$9,744.19 from an original $75!

They've broken the $9,500 level!
Now that the 1% per workday cumulative late fee is over $95, it's really mounting up, at a rate of $475+ a week! That's more than sextuple the amount they originally owed!
It's OVER 475 (FOUR HUNDRED SEVENTY-FIVE) late charges, and now the amount (with late fees) is over 120 times the original bill...
Is that just pitiful, or what?
I hope for her sake that Mara's better with her library books and DVD rentals! ;-)
Personally, I think she's a terrible role model for her kids, demonstrating financial irresponsibility (not to mention arrogant stupidity) as being a good thing!

NEW Leak (2) & Fox Management Group Defaults, OWES OVER $9,000! (#482)

Continuing from Friday...
Received call from Stephanie.
She will buzz Jeffrey at 7am, hopefully, he can do Friday appointment.

Problem was a crack in the tubing connecting the icemaker in 1E's refrigerator, which was leaking, and flooding the area under their refrigerator and sink,and of course, our ceiling. (The bathroom and kitchen share a common wall in both units.)

Plus, water may have spread to adjacent areas of the kitchen and bathroom ceiling and not yet found an "escape" route thru a vent. Thus it would puddle and slowly rot the Sheetrock. The only way to tell is when the obviously-damaged Sheetrock is removed.
Which begs the question...
Now that the leak is solved, the question arises: who pays for the repairs to our ceiling and fan unit?
It took awhile, but Mara finally responded...
As the problem is directly related to the unit owner, 1E, the unit owner is responsible for all repairs.  You will need to work out all arrangements directly with the unit owner.  Please contact him directly.
