Assessments Arrive LATE, Maniac Mara (3), Fox Management Group Defaults, OWES OVER $450,000! (#876)

We received the assessment bill yesterday, the envelope was postmarked Feb 21st.
We had already sent our payment, as usual, Priority Mail w/Delivery Confirmation, so it'll get there on time.
Wonder how many of the others will get there late, as, I believe, Mara intended...

When Last We Left Maniac Mara Feldman Fox...
As you read in her letter, Maniac Mara demanded we make repairs by March 16th, even though the repairs are to common elements of the condo, and therefore her responsibility (and her math regarding the date was off, as usual).
Mara also called M at work, (which she is not authorized to do) saying she would communicate only with M, not me, claiming it would "work well".
That produced this response from me...
M will simply forward your e-mails to me .
You'll end up in contact with me either way.
This will simply slow the process down.
Not a case of "working well".
To continue disturbing M would be to
1) disregard the unit owner's wishes
and
2) distract her from her work.
It's also extremely impolite.
Just as you are the Board's representative, I am hers.
To complete things in a timely manner, the logical and intelligent thing is to deal with the on-site person.
But, if you rather I e-mail and contact the Board about these matters instead of you, I will do so.
I note you've kept them out of the loop.
They won't be any longer.
There's no "plausable deniability" here.
If your unregistered property manager services are needed, I'll call you at (847) 508-830x, or (847) 831-520x, which will get a faster response than the answering machine at your home/office number, which you rarely, if ever, pick up.  It will, to paraphrase you, "work well"
Mara freaked out, called M again at work, and said I threatened her.
As you can see from the letter above, I did no such thing.
I followed up her call to M with this...
I'm not threatening you any more than you are threatening M by calling her at her office while she's working, and against her wishes.
Mary has a phone number that you are allowed to call on condo-related matters.
What's good for the unlicensed goose is good for the gander who pays her salary.
Plus your actions and correspondence will be reported (if you ever bother to get your property manager's license) and a complaint filed with the BBB.
Mara freaked again, this time e-mailing M, who simply forwarded it to me.
I responded...
As you can see, M is busy and doesn't have time for your impolite and immature attempts to distract her from her work.
In the future, M will simply forward your e-mails to me.
You will then deal with me, whether you like it or not.
Your less-than-professional attitude is noted, logged and will be reported both to the BBB and the State Division of Professional Regulation, which you apparently haven't bothered to register with.
In case you couldn't find it, here's the application form...
http://www.idfpr.com/DPR/RE/Forms/CommunityAssociationManagerAPPLICATION.pdf
...it shall be unlawful for any person, entity, or other business to provide community association management services or provide services as community association manager to any community association in this State, unless he or she holds a current and valid license...
Act like an adult and do your job.
We haven't heard back since.
Thursday's total for Fox Management Group's still-unpaid bill from July, 2008 (over three years ago!)...$490,365.69 from an original $75!

They've broken the $450,000 level! Now that the 1% per workday cumulative late fee is over $4500, it's really mounting up, at a rate of $25,000+ a week!
It's over 800(EIGHT HUNDRED) late charges, and now the amount (with late fees) is over 2600 times the original bill...
Isn't that just pitiful?
But then, what can you expect from Mara Feldman-Fox,
someone with only a bachelor's degree in accounting and
NO other accreditation, whatsoever?
She's not even registered as a property manager, as required by law!
I hope for her sake Mara's better with her library books and DVD rentals!
But I doubt it... ;-)
